Description: Refurbishment of Old Barn in Cotswolds and new Passive House airtight building invisible to landscape. No heating system. Concrete ring beam underneath barn and underpinning. Dilapidated half of barn demolished and remaining `crumbling' barn requires shoring up with steel frame. New L shaped building to be built underneath barn and underground with precast concrete panels. New home will have 3 Bedrooms, Storage Room, Kitchen & Dining Room area, Underground Garage, Office, Media Room and Bedroom. Building to have exposed stainless steel ductwork & cabling and suspended ceiling panels. Minimal internal finishes / decs. Windows to be tripled glazed in South face which will look out into the garden. Concrete panel roof. High Tech. Thick Insulation used to encase building. Solar heating. Spray-on waterporofing - can walk on it within 1 minute. Rendered polystyrene insulation.
Structural integrity of barn walls questionable. Steel reinforcement bars inserted into barn walls. Vibrations of heavy plant cause end wall to collapse which had to be rebuilt. Temporary Steel frame erected around barn while building works are carried out below. More cracks appears in walls. Additional steel put in without permission but contractor agreed to do it at his own experience. 3500 cubic metres of Cotswold stone excavated & removed from beneath the barn.
Bought without Planning Permission. Planning Permission awarded: Planning Policy States (PPS 7 Para 11). Buildings of outstanding architectural merit being built in open countryside.
Air Leakage 0.6 of volume of building per hour. Building regulations = 10 Aim: 15 x more airtight than modern building regulations require.
Accredited: England's 1st Passive House. Outstanding achievement. Impressive Building.
Original Budget = £650 K but reduced to £550 K. Estimated Contract Period: 1 Year. Started in New Year (2009)
